Attorney Referral Process

From Case Introduction to Confirmed Closing

Our process is designed to reduce delays, protect the client experience, and give your office better visibility into the property sale.

Review the Case

We speak with you or the authorized representative to understand authority, deadlines, property condition, occupancy, beneficiary concerns, and court requirements.

Value the Property

We prepare a local market analysis or broker price opinion using current Clark County data and explain the recommended pricing strategy.

Prepare the Home

We coordinate access, cleanouts, repairs, utilities, landscaping, photography, vendors, and other practical needs with the representative's approval.

Market & Document

We launch professional marketing, manage showings, collect feedback, and maintain a clear record of market activity and buyer response.

Present & Negotiate Offers

We organize the material terms of each offer, explain risks and net proceeds, and negotiate according to the representative's instructions.

Close & Report Back

We coordinate disclosures, inspections, appraisal, title, escrow, signatures, possession, and final transaction reporting through closing.

Frequently Asked Questions

Questions Attorneys Ask About Our Process

What information can you provide for an attorney's case file?

Depending on the engagement, we can provide a comparative market analysis or broker price opinion, property-condition observations, pricing recommendations, listing activity, showing feedback, offer summaries, estimated net sheets, transaction timelines, and closing documentation.

Do you provide appraisals or expert legal opinions?

No. We provide real estate brokerage services, market analyses, and broker price opinions within the scope of our licensing and experience. When a formal appraisal or expert testimony is required, the attorney should engage the appropriate licensed professional.

Can you work directly with an executor, administrator, or successor trustee?

Yes. Once the authorized decision-maker is identified, we can communicate directly with that person while keeping the referring attorney updated according to the agreed communication plan.

Can you help when the client lives outside Nevada?

Yes. We routinely coordinate property access, vendors, preparation, marketing, offers, inspections, escrow, and remote signatures for out-of-state representatives and heirs.

How do you handle disagreements among beneficiaries or family members?

We remain neutral, document our market recommendations, communicate through the authorized representative, and follow the attorney's direction regarding who may receive information or approve decisions.

Can you coordinate a property cleanout or repairs?

Yes. With approval from the authorized representative, we can help arrange local vendors for cleanouts, repairs, landscaping, cleaning, security, photography, and other sale-preparation needs.

Do you handle court-confirmation probate sales?

We can market and manage probate property sales that may require court confirmation while coordinating closely with the estate's attorney. The attorney remains responsible for determining and advising on the legal procedure applicable to the estate.
