Hello, a lot of homeowners are asking me how much of their house is worth, and what can they get for it when they listed for sale. In order to get topped off for your house, there are two ways to evaluate the price of your house to maximize your profit. One is to look at the older comps that just sold in your neighborhood, within similar homes, Apple to Apple just like your home, that’s all within this last 60 to 90 days. When I say similar, those are the four major items that will indicate the price difference. One, if it’s a single story versus two-story, a single story is always more money than two-story.

Two is the size of the house within the same neighborhood. If it’s 1800 square feet, it would be 1800 plus or minus 200 square feet, homes that just sold in your neighborhood. Three, it would be if you have a pool or not. And how big your lot sizes. Four, it would be the number of car garages. If you have three car garage versus two, it’s going to be more money, drastically more. So those are the four main items to look for. Of course, there are more such as of course condition, how modern your kitchen is, and bathrooms, flooring, all the above. So the other way is to look for also, especially in this market is the supply and demand. And how many homes are available for sale within your neighborhood similar to your home. That’s going to indicate and change the price on the sales price that you’re going to get for your house.

Right now, currently in this market, we have very low inventory. So when your house goes on the market, you’re going to stand out because of the low competition and buyers going to fight for your home. That’s going to your raise the price higher. Now if there was 12 other homes just like yours for sale. At that point, you’re going to be very competitive, have to be very competitive to sell your home for the highest price.
