Hello. Welcome back to my video blog. Today, I’m going to give you an update of what’s going on in the real estate market. Also, if you’re shopping for a house, what’s the best thing to do to get your offer accepted?Las Vegas real estate market. It’s hot again. What I mean by that? Our lowest inventory this year was in March. The houses had dropped as low as 1,400, 1,600 available houses for sale. It went back up to 3,000, which was about a month ago, the highest inventory we’ve had all year. And right now it shrunk back to 2,000. It’s exactly 2,084 houses available as of today, that’s on the market for sale. What does that mean?

Usually we have about 6,000 houses for sale. And today we have 2,084. That’s one third of the norm. Basically there’s a lot more buyers for every house that’s for sale. Therefore it’s driving the prices higher. Sellers are getting multiple offers, and it’s selling really, really quick. It’s a perfect time to sell a house if you need to sell.

Now for the buyers out there that are struggling to get their offer accepted. First thing first, make sure you’re pre-approved and ready to go. Solid approval is a must. Nowadays by the time you’re going to look for a house and you say, okay, let me look first and then get it pre-approved. You’re going to miss out on that home. You do not go hunting and leave your gun at home. You want to go ready and ready to fire. And so you can get the perfect home. Also be very aggressive with your offer. Do not ask for too many contingencies. If you can wave a part of the appraisal or the appraisal completely, do it. That’s, what’s going to take, if you’re financing to be able to compete with some of the cash buyers out there, and that’s going to put you ahead of the pack, and make your offer be a stand out.
